{"id":23934,"date":"2022-09-29T13:11:02","date_gmt":"2022-09-29T13:11:02","guid":{"rendered":"https:\/\/crees.org.do\/?p=23934"},"modified":"2022-09-29T13:11:02","modified_gmt":"2022-09-29T13:11:02","slug":"viviendas-se-encarecen-15-por-ciento-en-un-ano","status":"publish","type":"post","link":"https:\/\/crees.org.do\/?p=23934","title":{"rendered":"Viviendas se encarecen 15 por ciento en un a\u00f1o"},"content":{"rendered":"<p>Autor: Ubaldo Guzm\u00e1n Molina<\/p>\n<p>Fecha: 27 de septiembre del 2022<\/p>\n<p>Extra\u00eddo de:\u00a0<a href=\"https:\/\/hoy.com.do\/viviendas-se-encarecen-15-por-ciento-en-un-ano\/\">Peri\u00f3dico Hoy<\/a><\/p>\n<p style=\"text-align: justify;\">La construcci\u00f3n de viviendas en el pa\u00eds se encareci\u00f3 15.1% en un a\u00f1o y, en promedio, es 33.5% m\u00e1s cara que en el 2020, de acuerdo con el \u00cdndice de\u00a0<strong>Costos Directos de la Construcci\u00f3n de Viviendas (ICDV)<\/strong>\u00a0elaborado por la\u00a0<strong>Oficina Nacional de Estad\u00edstica (ONE)<\/strong>.<\/p>\n<p style=\"text-align: justify;\">En agosto de este a\u00f1o el ICDV fue de 227.5 promedio, lo que represent\u00f3 una disminuci\u00f3n de -0.60 puntos en relaci\u00f3n con el mes anterior que fue de 228.16, donde las principales disminuciones se registraron en el grupo de materiales, con un -1.15 % y los miscel\u00e1neos el\u00e9ctricos, con un -7.65 %.<\/p>\n<p style=\"text-align: justify;\">Por tipos de viviendas, el ICDV fue de 226.50 para la vivienda unifamiliar de un nivel, 229.96 para la vivienda unifamiliar de dos niveles, 227.10 para la multifamiliar de cuatro niveles y 226.68 para la multifamiliar de ocho niveles o m\u00e1s.<\/p>\n<p style=\"text-align: justify;\">El ICDV permite conocer las variaciones mensuales del costo de la construcci\u00f3n de cuatro tipos de viviendas: unifamiliar de 1 y 2 niveles, y multifamiliar de 4 y 8 niveles o m\u00e1s en el Distrito Nacional y la provincia de Santo Domingo. No incluyen los costos indirectos: terreno, dise\u00f1o, permisos de construcci\u00f3n, costos financieros y beneficios de la empresa constructora.<\/p>\n<p style=\"text-align: justify;\">Desde el inicio de la pandemia del\u00a0<strong>covid-19\u00a0<\/strong>y como consecuencia de las pol\u00edticas fiscales y monetarias expansivas que adoptaron muchos estados del mundo para hacerle frente a la misma, los costos de construcci\u00f3n de una vivienda han aumentado significativamente, plantea el\u00a0<strong>Centro Regional de Estrategias Econ\u00f3micas Sostenibles (CREES).<\/strong><\/p>\n<p style=\"text-align: justify;\">Se\u00f1ala que las pol\u00edticas expansionistas implementadas provocaron un aumento en la demanda de bienes y servicios, as\u00ed como la demanda de activos financiados, entre ellos las viviendas, lo que impuls\u00f3 los precios internacionales de materias primas necesarias para construcci\u00f3n como la madera, el acero, el cobre, el aluminio, los combustibles l\u00edquidos, entre otros.<\/p>\n<p style=\"text-align: justify;\">En adici\u00f3n a esto, la incertidumbre sobre el entorno geopol\u00edtico \u2013guerra entre Rusia y Ucrania\u2013 agrav\u00f3 esta situaci\u00f3n.<\/p>\n<p style=\"text-align: justify;\">Los precios internacionales de las materias primas, en promedio, han disminuido en los \u00faltimos meses, pero a\u00fan permanecen altos, precis\u00f3.<\/p>\n<p style=\"text-align: justify;\">Expres\u00f3 que se esperar\u00eda que, con el aumento de las tasas de inter\u00e9s de los pr\u00e9stamos hipotecarios \u2013como consecuencia del cambio de pol\u00edtica monetaria de los bancos centrales el mundo\u2013 la demanda de viviendas a nivel mundial empiece a desacelerarse, un fen\u00f3meno que deber\u00eda tener un impacto en el precio de algunos materiales de construcci\u00f3n.<\/p>\n<div class=\"pvc_clear\"><\/div>\n<p class=\"pvc_stats all \" data-element-id=\"23934\" style=\"\"><i
