Para calcular este \u00edndice, se consideran diversas categor\u00edas como herramientas, materiales, subcontratos, mano de obra y maquinaria.<\/p>\n<p style=\"text-align: justify;\">En julio de 2024, el ICDV alcanz\u00f3 un valor de 233.84, lo que representa un incremento del 7.82% respecto a julio de 2023, y del 38.11% en comparaci\u00f3n con julio de 2020.<\/p>\n<p style=\"text-align: justify;\">Desde abril de 2023, los costos de construcci\u00f3n de viviendas mostraron una tendencia a la baja. Sin embargo, a partir de diciembre de 2023, estos volvieron a aumentar, impulsados por varios factores. El costo de la maquinaria ha experimentado un aumento promedio del 6.52% en 2024. Adem\u00e1s, los costos de mano de obra registraron un aumento del 12% en junio de 2024, una tendencia que continu\u00f3 en julio para todas las categor\u00edas. Tambi\u00e9n en julio se destaca un incremento en los materiales como: el cemento experiment\u00f3 un incremento del 8%, los accesorios el\u00e9ctricos subieron un 22.29%, y el acero aument\u00f3 un 25.5% en julio.<\/p>\n<p style=\"text-align: justify;\">Para julio 2024, al descomponer el \u00edndice por tipo de vivienda, el mayor aumento se registr\u00f3 en las viviendas unifamiliares de un nivel, con un 8.25%. Las viviendas de dos niveles vieron un incremento del 7.96%, las de cuatro niveles, un 6.93%, y las de ocho niveles o m\u00e1s, un 8.13%.<\/p>\n<p style=\"text-align: justify;\">El aumento de los precios producto de la inflaci\u00f3n, o p\u00e9rdida de valor de la moneda, se observa en el caso de los costos para construir una vivienda: cada vez se hacen m\u00e1s altos. Mientras que el poder de compra de las personas ha crecido de forma m\u00e1s limitada, lo que dificulta la adquisici\u00f3n de una vivienda propia para muchas familias, que se ven obligadas a destinar una mayor parte de sus ingresos al pago de pr\u00e9stamos hipotecarios o alquileres.<\/p>\n<p style=\"text-align: justify;\">Para enfrentar esta situaci\u00f3n, es necesario que se implementen pol\u00edticas que promuevan la productividad, un mayor nivel de productividad permite aumentar los ingresos reales de los hogares, que les permite tener mayor nivel de consumo sin presiones inflacionarias adicionales.
